Ladera at Righetti is a collection of 64 single family homes located at the south end of San Luis Obispo within the Orcutt Area Specific Plan. The Orcutt Area Specific Plan is an area that has been slated for residential development for the last few decades and a few years ago, construction of homes finally started at Noveno, South Morros, Righetti and Ladera, various communities that make up the larger Plan area.

Ladera is the highest priced new-home community in this vicinity with average lot sizes of approximately 5,500 square feet and homes ranging from 2,580 to 2,924 square feet. There will be five different floorplans named after some of the “Nine Sister” peaks stretching from SLO to Morro Bay. The homes offer 3-4 bedrooms (with a 5th bedroom option for the largest floor) and 2.5 to 4.5 baths. Construction will be completed in 11 different phases and the HOA fee is expected to be $156/month at build0out , which will pay for common area maintenance within the community. Prices start in the low $1 million range with the developer requiring an earnest money deposit of $20,000 to get a home under contract, with move-in upon completion. Homeowners within this community will be within the Los Ranchos Elementary School District

The developer (Ambient Communities) intended Ladera to be a “vibrant and neighborly community of new homes filled with amenities that mirror the lifestyle culture and tradition of San Luis Obispo”. Ladera offers varied architectural styles and the site was once the Righetti Ranch Dairy Farm, established in 1939 by Allen and Yolanda Rightetti, while members of the Righetti family still own and live on a nearby portion of the property today.

Hiking, biking and walking trails wind in and around a planned City Park, community gardens and greenbelts - all set against the backdrop of Islay Hill, Righetti Hill, and the Santa Lucia foothills.

Home features will include finishes such as hand-troweled interior walls, 10-12’ ceiling heights, shaker style kitchen cabinets, kitchen islands, stainless steel appliances, quartz or granite counters, LED lighting, dual pane windows, and all homes will be prepared for solar panel installations. And of course, there are optional upgrades and personalization details that can be coordinated depending on how far along the home is within the construction process.

Below are some photos of the type of feel and finish to expect within the Ladera community.
